Beware of Owner’s Works

You engage a builder to do a portion of work but plan to complete some items yourself.
You must:

1. Get an owner/builder license and correct insurances

2. Organise a Construction Certificate

3. Meet the Conditions of Consent for your DA

4. Provide correct certificates to your certifier

5. Maintain warranties for products and building works

To avoid murky overlaps, clearly define the scope of works in your building contract. Wait until the builder is finished and has vacated the site before beginning your portion of the project.

For some, owners’ works can be a logistical nightmare. If saving stress is more important than saving money, then get your builder to undertake the project from start to finish. The builder will own all the risk, deal with the paperwork, and be responsible for everything during the build and into the future.
